Day to Day Management
The present portfolio includes; Individual houses, individual condos, duplexes and small apartment complexes.  Please be aware that this list is constantly changing and increasing as requested.

Tenant Relationships

  • Prompt “make ready” for fast turn around on vacancies
  • 24 hour on call service of emergency situations.
    These include any situation that would involve safety of resident’s lives or situations that would prevent the individuals from living at the facility.
  • Immediate response for resident’s requests regarding basic services.
  • Courteous but firm follow-up with those tenants that are delinquent on
    their rent.

Property up Keep

  • Quality Supervision of Maintenance & Repairs
  • Qualified, Dependable, Reputable Contractors & Repair services
  • Regular Physical inspections of properties
  • Contracting for services of Lawn care, Pest control, and regular maintenance.
  • Contracting of any additional improvements or services as requested

Record Keeping

  • Monthly, provide Rent Rolls and Expenses for the property
  • Payment of bills associated with property (except taxes)
  • Keeping the owner informed on an as required or as needed basis, of all issues.
  • Non-emergency items with expected expenses of greater than $250 will be discussed prior to any action.

Costs

  • Costs for services average between 8-12 percent of gross rents, based on location, size, age of complex, and age of appliances.
  • Multiple properties and multiple locations are negotiable.
